Ohatchee, where a number of the lake's more private waterfront settings sit, notably includes stretches with no HOA at all — worth confirming directly for any specific property, since restrictions genuinely vary section to section on this lake.
Winter Water on Neely Henry: The Smallest Drawdown of Our Four Lakes
Every Alabama Power storage lake is lowered in the fall to make room for winter and spring rains, and that seasonal drop is one of the most important things a waterfront buyer should understand. On Neely Henry, it is remarkably small. Under Alabama Power's normal schedule, the lake moves from 508 feet in summer to 507 feet in winter, a change of just one foot. By comparison, Weiss Lake and Logan Martin drop about three feet, and Lake Wedowee drops about eight.
For owners, that means docks, boat lifts and slough frontage are far more likely to stay usable through the winter on Neely Henry than on many Alabama lakes. Even so, the water in front of each property is different. Shallow coves and the far ends of sloughs can still be thin in winter, so we always evaluate the depth at the dock for any property you're considering.
Alabama Power also occasionally schedules short, temporary drawdowns on Neely Henry so owners can complete permitted shoreline and dock work. These are announced in advance on Alabama Power Shorelines.
Life Around the Lake
Gadsden anchors the area with the region's fuller range of healthcare, shopping, and dining, while Rainbow City, Southside, and Ohatchee offer quieter, more residential settings directly on or near the water. Students in the Gadsden area are served by Gadsden City Schools, with additional coverage from Etowah, Calhoun, and St. Clair county districts depending on the specific community. At roughly 60 miles to Birmingham, Neely Henry is the most convenient of our four lakes to a major airport and metro amenities — a real factor for buyers who want lake privacy without sacrificing easy access when they need it.

Some sections do, and some — notably parts of Ohatchee — don't. This varies enough property to property that we confirm it directly rather than generalizing for the whole lake.
